Project Description
The Comanche County Courthouse in Lawton, OK contacted us looking for a bid to strip and wax all of the Terrazo floors. Terrazzo is one of the most durable flooring materials available today. Once sealed properly, the material is impervious to water and stain damage. It also does not chip away like other materials. Even if terrazzo is worn down over the years, it can be re-finished and polished to look as good as new.
Challenges
These floors had been "maintained" by an inexperienced in-house maintenance staff who make a common mistake...When the floors became dull as a result of the large amount of foot traffic in the courthouse, they would simply lay down another coat of finish. Imagine years and years of built up layers of finish especially along the coved edges and areas where foot traffic was minimal. It was a huge undertaking. The next lowest bidder was twice our bid!
- Remove (strip) all layers of accumulated floor finish. The coved edges presented a special challenge.
- Lay several coats of durable, high gloss acrylic floor finish.
- Design a cost-effective maintenance plan for the county and avoid repeating the mistakes past years.
A-1 Janitorial services brought our many years of floor maintenance experience to bear on this massive undertaking. Over the course of several weeks we painstakingly removed the old finish and restored the luster of these beautiful terrazzo floors of by-gone days.
Solutions
Annual stripping and waxing is often unnecessary and a waste of maintenance manpower and money. A properly designed maintenance program will keep floors well maintained and save money at the same time. When Comanche County called us we put tremendous energy and know-how into our proposal. Such as...
- Evaluate the floor construction material (VCT, Concrete, Terrazzo, Ceramic, Linoleum, Rubber, Wood)
- Strip the previous finish (Usually wax is no longer used, having been replaced by acrylic finishes.)
- Design a maintenance schedule that factors in periodic, high-speed buffing or burnishing services.
- Evaluate proper interim maintenance such as, less labor-intensive srubbing vs. stripping and re-coat.
- A-1 Janitorial has saved Comanche county tens of thousands of dollars over the years!
